What is the role of property manager?

At Beech Tree Property Management our primary focus is residential property management. We take the headache away from managing tenants, maintenance/repair contractors and provide peace of mind by inspecting your property every 6 months. We respect your relationships with your trusted Realtors and encourage you to retain them for the marketing of your property. If you need someone to help you market and acquire your tenants, we can recommend a qualified Realtor. Hiring a Property Manager will give you the freedom of the time otherwise required to manage your rental property and property management fees are tax-deductible! What happens when there is a maintenance request?

When we receive a request from your tenant, we first check if it is something that they can easily resolve on their own (i.e. reset a garbage disposal). If the request requires a service provider, we then determine if the item is covered in your home warranty or which licensed and insured vendor we would recommend for the service. For small repairs that can be handled within your repair contingency deposit, we will coordinate the service. For more extensive repairs outside of an emergency, we will provide our recommendation and discuss the most efficient way to process the repair.

What is required to get started?

We offer a free phone consultation to understand the unique features about your property and will schedule a quick walk through of your property with you if possible. Based on our discussion, we prepare a property management agreement for your electronic signature. Included in the Property Management Agreement is the NVAR Property Management Information Form (PMIF) used to document the details necessary to manage your property.

What should I do before I leave my property?

When will I receive the rent disbursement?

Rent is due on the 1st of the month and is considered late if received after the 5th of the month. We begin rent disbursements on the 6th business day of the month. Once a payment has been initiated, you should have it in your account in 2-3 days. We collect rent electronically and disburse the rent minus our fees electronically to your account. We provide a secure portal that you have 24/7 access to where you can track your payments and view any bills that have been processed.
